Lighting Established Homes Properly

Newer homes tend to have uniform fascia and simple rooflines. Established homes often don't. Decades of renovations, additions and different trim materials call for a more careful installation. Here's how Sempra approaches it:

Mature Trees and Ravine Lots

Thornhill's tree canopy is one of its best features, but it can make aerial measurements unreliable. Rooflines hidden under branches or set back on ravine lots may need a closer look.

In many cases, we can still take measurements from Google Maps. Where trees or terrain get in the way, a site visit gives a more accurate estimate, and because we're close by, it's easy to arrange.

Not for us. Sempra serves all of Thornhill on both sides of Yonge Street. The only practical difference is which city to contact if your home is in a heritage district or you have questions about local guidelines.

Our home is in the Thornhill heritage district. Can we install permanent lighting?

A colour-matched track under the fascia is one of the most discreet exterior lighting options available. However, both the Vaughan and Markham sides of the old village are heritage conservation districts with their own plans and guidelines. Please check with the heritage staff for your side of Yonge before installing. We can provide system details and photos to support that conversation.

Our house is surrounded by mature trees. Can you still give us a quote?

Yes. We often start with Google Maps, but where trees hide the roofline, we'll arrange a site visit to measure accurately. Estimates are free either way.

Our home was built in the 1970s and has older fascia. Will the system fit?

Often, yes. That's exactly why track profile and colour selection matter. We assess the condition and shape of your fascia during the estimate, choose the right profile, and let you know about any section that isn't a good fit.

We live in a townhome. Is permanent lighting an option?

It can be, depending on the roofline and ownership structure. If your townhome is part of a condominium corporation, you'll likely need its approval for exterior changes before installing. We're happy to provide information you can share with your board.
